     Paradise Village Center will bring together an eclectic collection

of food and non food vendors and tenants, which will yield a public market 

with a healthy mix of local and national businesses in a vibrant one of a kind atmosphere.

Visitors will see at the market a special energy.

    

     Paradise Village Center will become a festival marketplace and a major destination point for business in

Hamden and New Haven County. In our main market room we are  offering kiosks for year round rental;

ranging from 300 square feet to 1,000 square feet. Rates start at $1000 monthly (300 square foot kiosk) with rents

ranging from $24-$40 per square foot (plus common charges) depending upon size of the kiosk or restaurant.

At the conclusion of our renovations (anticipated October 2007) tenants will have 3 months free rent to complete their fit ups.

An anticipated end of year 2007 to 1st quarter 2008 opening is anticipated.

 

An exciting mix of vendors  and tenants will create a unique food and fun experience.

In our 2nd market room, we offer space for indoor/outdoor restaurants. We also feature separate rooms attached

to the market, where the vendor or tenant can set their own hours and have outdoor terrace space for seating.

We are also anticipating the opening of  banquet party facilities and a high class disco on our lower level,

 both to be run by a known restauranteur based in New Haven County. We also anticipate tenants offering non food

specialties and services.

    

     Great design; a classic European look, a solid concept, an excellent location with over 30,000 daily car

traffic and almost 800,000 people living within a 5-30 minute drive time; all this is coming together with an early 2008

planned opening. There will also be opportunities for entrepreneurs and chefs to open a restaurant in the market

and to lease up to 4,000 square feet and to utilize our outdoor courtyards to serve as an indoor/outdoor restaurant

with a separate entrance to allow for extended hours.

    

     There will also be several rooms located within or connected to the market halls available for rental. These

rooms will take advantage of the market's excitement, sounds, smells and traffic and some will also have

their own private entrances and are ideal for a tenant's individual talents and specialty (non food or food).

 

     A key to the Market's success will be the presence, knowledge and personality of the individual vendors and tenants.

The strength of the business idea and plan and the commitment of the entrepreneur will be essential factors

in vendor selection. We welcome vendors who have other retail locations and want a kiosk in the Market to be

a satellite facility. Vendor leases will specify required and restricted offerings. The emphasis for most vendors

will be on food and ingredients for home preparation or prepared foods for home consumption and especially

for consumption on site. We offer 5 year leases with a good guy guarantee along with the option to increase the

leasehold period to 10 years.

    

      Kiosk owners will be expected to devote their primary energy to retail sales; wholesale business, such

as sales to restaurants and caterers will be encouraged. While food entrepreneurs who have a strong local

following will be our primary focus, we are seeking vendors who are located outside of Connecticut and

situated in all 50 states and also based internationally.

    

     We encourage cooperative arrangements between local vendors and other national and international vendors

offering similar food products. We can assist in connecting the local vendor with a national or international

company to expand the product line available for sale (especially in the "produce " category), offering the

customer a larger product selection year round; to allow for rental of a larger spaced kiosk,  to provide national

and international vendors with a local Connecticut presence and to reduce rental expenses. The market will 

provide shoppers with a 7 day access to multicultural cuisine.

 

Anticipated market hours- weekdays: 9am-8pm. Weekends: 10am-6pm.
